Kim Pardoe is a co-founder and owner of IndiBuild llc, a 100% women-owned, community-based, sustainable, and attainable development and consulting company. Before creating IndiBuild, Ms. Pardoe was a Senior Vice President of Richman Affordable Housing Corporation, a national real estate investment and development company in Greenwich, CT. Miss Pardoe oversaw Richman’s Colorado office and was responsible for consulting, sourcing, and structuring low-income, historic, state, and business energy tax credits in the Western United States region. In her 23 years in affordable housing, she structured over 150 tax credit transactions and over $1.1 Billion in low-income housing tax credit equity. As asset manager, she was responsible for national portfolios of large multifamily properties; her responsibilities included hiring/firing property management firms, annual budgeting, capital improvements, and hold/disposition strategies.
Ms. Pardoe graduated from Babson College with a Finance and Investments Degree in 1991, concentrating on Socially Responsible Investment. Before graduating from Babson College, she studied architecture at the University of Miami under the direction of Andrés Duany, where she studied and acquired her affinity for urban design and new urbanism.
Since graduating from Babson College, Ms. Pardoe has structured residential real estate transactions, restructured debt, repositioned REO properties, and asset-managed and disposed commercial and multifamily properties for insurance companies, boutique investment advisors, and affordable housing investors for over 30 years. In 1999, she focused on low-income affordable housing tax credits and relocated from Boston to cover the western United States as a region. Ms. Pardoe was a Principal with MMA Financial for ten years, originating tax credit investments throughout the Western United States. After that, she became a Regional Director with RBC. She was responsible for a staff of 5 originators and underwriters and executive-level involvement in proprietary investor relations before joining Richman in 2010.
Ms. Pardoe frequently speaks at Affordable Housing Conferences in project finance and public/private partnerships. She has been a CU Boulder student mentor focusing on revitalizing and recapitalizing existing manufactured housing developments. She is a member of numerous affordable housing associations and coalitions. She is a past Investment Committee member for the Mercy Loan Fund, one of the nation’s largest affordable housing lenders, and a member of Impact Capital Finance Committee, a Denver-based regional affordable housing lender. She has also served as a volunteer committee member for The Colorado Housing and Finance Authority’s tax credit committee between 2009 and 2012. Ms. Pardoe volunteers for a homeless youth organization doing street outreach in her spare time and finds herself in the CO mountains mountain biking and back-country skiing.
