Since breaking ground in July of 2023, the Fruita Mews workforce housing project is on track to welcome its first residents in October 2024. The Fruita Mews is located in Fruita, Colorado, adjacent to the Monument Ridge Elementary School at 1601 K 4/10. The property will provide energy efficient, attractively designed 1-, 2-, and 3-bedroom townhomes to rent to income qualified residents.
The Fruita Mews project incorporates a modern farmhouse inspired design with on-site parking. When completed, the Mews will consist of 50 porch-front townhomes with treelined streets, a community house, a playground, property level WiFi, individual bike storage units, a bike maintenance station, community gardens, a dog park, ample outdoor space for walking and biking, and ADA Accessible units. On-site management will be provided by Syringa Property Management. The units will provide attainable housing for those earning between 30% and 100% of the area's median income. IndiBuild is also excited to provide residents on-site after school STEM programming by Eureka! McConnell Science Museum. In addition, the Mews anticipates offering residents homeownership classes by Housing Resources of Western Colorado.
Construction work completed to date by the General Contractor, Bryan Construction, includes grading, K 4/10 road extension, foundations, utility installation, substantial framing, roofing weatherproofing, and installation of siding, doors and windows. The Mews remains on schedule for an October 1, 2024 grand opening.
